You may think that because a Realtor wrote this blog, it's going to promote only using a Real Estate Agent to sell your home. You may expect me to say that we're the best at what we do, we know it all, and you know nothing because you're not one of us! WRONG. This blog has nothing to do with what you do for a living. This blog is all about how to sell your home in 2019. After all, that is what you expected when you clicked on this link, right?
This is the age of technology. That means the newspaper ad, paper flyers, and a sign on the front lawn may not be the best approach when it comes to selling your home. So what do you do then? Well, to keep it short - use the internet. These days nearly everything is done online, whether you like it or not. Before you hop online and put your home for sale on Zillow, there are some things you need to take care of first.
Preparing Your Property To Sell
There are exceptions to every rule, and rules can be bent. One rule when you're putting your home for sale is to make sure it's clean. From a buyers perspective, I'm sure you don't want to have to step over a hamper of dirty clothes to take a peak in the Master Bathroom. Once your home is clean on the inside, tidy up the outside. Curb appeal is extremely important. Overgrown weeds, grass, and other plants are not a great first impression. You don't have to lay down a dozen of the finest red roses along the walkway to the front door, but keeping your existing landscaping clean is a great place to start!
Next, you can focus on "staging". You don't have to go out and buy new furniture, a new TV, and knock down the wall separating your kitchen and living room. You can use what you have. You can organize your furniture and decorations in the most optimal place. Make sure people have room to walk around your home. A buyer shouldn't have to dodge the recliner on the Lazy Boy to access the kitchen.
Taking Quality Photos
After you have your home clean and staged you need to document all of the hard work. You can always hire a professional to take photos of your home. Some photographers are reasonably priced. If you don't have good photos of your home, inside and outside, most people are going to skip right past your home online and go to the next one. Angles are everything, although the quality is nice too.

You may have the most well-maintained, clean, and extravagant home on the market and it will sit on the market if it is not priced correctly. Can you use the free online home estimator or the Zillow estimator? Yeah, you can. You also can go to the doctor and bring him a WebMD symptom diagnosis when you have chest pains. Neither are recommended.
There are a few ways to find the market value of your home. One way is to get an appraisal. Yes, you have to pay for it, but it may pay off in the long run. If you do get an appraisal it's still essential that you do a comparative market analysis (CMA). This will allow you to compare and see what homes like yours in your neighborhood have recently sold for. You should aim to get 3-5 recently sold homes (like yours) and even some active homes (like yours) on the market to get an idea of your homes current market value.
Market Your Home
You spent hours and days getting your home ready to put on the market. The day has finally come. So you create a Zillow Ad and put a For Sale Sign on your front lawn and wait, right? WRONG. Marketing is one aspect many people, even Real Estate Agents fail to do effectively. It's not always enough to put your home on an online listing service. So then what do you do? Spread the word.
Who doesn't have a Facebook these days? I'm pretty sure my 85-year-old Grandmother has a Facebook. You need to take advantage of the FREE exposure Social Media platforms offer. Use your sphere of influence. Friends, family members, and current neighbors may know somebody in the market for a home like yours. You won't know unless you ask!
As mentioned before, a large majority of home buyers are using the internet. Set up a virtual tour of your home. If a buyer can see what the inside of your home is like online and still schedules a showing in person, there's a good chance they're interested. Drone photos are also great. They capture angles that you will not be able to get with your iPhone.
If the word is spread at the right time in the right way, an open house may be the best way to show your property. Single showings can get overwhelming. When you host an open house, it allows everybody to freely walk in, ask questions, and see if your home is the best fit for them. Not to mention, open houses are usually hosted during the weekends when people are not at work.
Selling Your Home
